It started out as a simple remodel project of an apartment. With our Commercial Builders License we were over qualified and motivated while our land skills sat idle. One unit became three, then turned into a building and then more.
Denver's population was booming and there was a shortage of affordable housing and while new builds took time, many turn of the century apartment buildings were waiting to become condominiums and town-homes, all they needed was some innovated and modern design along with a landman that could convert them into units that the FHA and VA would approve for individual loans. We were in business...and after 20 buildings comprising 100 or more units we changed our focus to more elaborate projects for Homeland Security, the FBI and the Social Security Administration.
The General Service Administration (GSA) provides a bid and build system for government offices, leasing them on a long term basis to the selected builder after the property is developed to their specifications. We provided the land, the design, the entitlement and the Construction Management and built over 20 successful projects in Ohio, Illinois and Michigan.
Though the GSA environment has changed, we continue to act as Project Manager for a number of build to suit projects.
